Tenant Approval Criteria

Red Rock Property Management conducts business in accordance with the Federal and State Fair Housing Laws. We are pledged to the letter and spirit of the U.S. Policy for achievement of equal housing opportunity throughout the nation. We encourage and support a program in which there are no barriers to obtaining housing because of race, color, religion, sex, handicap, familial status, or national origin.

Application Guidelines

Red Rock Property Management operates in compliance with Federal and State Fair Housing Laws, committed to achieving equal housing opportunity without discrimination based on race, color, religion, sex, handicap, familial status, or national origin.

To process your application, we require the following items:

  1. Completed application for each adult aged 18 years or older, submitted online via our website. Each adult applicant must pay a non-refundable fee of $50 USD.
  2. Copy of a valid photo ID.
  3. Proof of Income for all applicants, demonstrating gross income of at least 2.5 times the monthly rental amount. Acceptable proofs include paycheck stubs, W2 forms, tax returns, government income documents (e.g., Social Security, Disability), retirement income, or proof of liquid assets.
  4. Non-refundable screening fee of $50 per application, paid online during the application process.

Before applying, please note:

  • Each applicant undergoes screening for Credit, Income, Rental History, and Criminal Background.
  • Applications are processed on a first-come, first-served basis; if multiple applications are received within a short period, we select the most qualified candidate, considering lease start date.
  • Application fees are non-refundable as they cover processing and screening costs.
  • Only completed application packages will be processed, including the four required items attached to the online application.
  • Our typical application process takes 3-4 days upon receipt of complete applications from all prospective tenants, with processing time varying based on the number of applicants.
  • We strongly recommend all applicants view the property before applying.

Pet Policy:

  • Please refer to the property listing regarding pet considerations. A photo of your pet must accompany your application.
  • Certain dog breeds are restricted due to insurance policies; these include Doberman, Mastiff, Boerboel, Rottweiler, American Bulldog, Presa Canario, Pit Bull and similar Terrier breeds, Chow, Dogo Argentino, German Shepherd, Husky, Bandog, Wolf Hybrids, Akita, Fila Brasileiro, or Tosa Inu.
  • Red Rocks Property Management charges a non-refundable pet administration fee of $40 per pet, if applicable.

If your application is approved:

  • Red Rocks Property Management requires 2-5 business days to prepare the property for move-in.
  • A non-refundable $1,000 Property Holding Fee is required upon approval to reserve the property until your move-in date. This fee is credited towards your security deposit at move-in.
  • All Red Rocks Property Management residents are subject to a $24.95 Resident Services Fee, enhancing the rental experience with online payment options, 24/7 maintenance coordination, and phone support.

We utilize a risk-based deposit model based on factors including Credit Scores, Rental Payment History, Rent to Income Ratio, and Criminal Background. Co-signers may be considered under specific conditions outlined.
